I am confused when to use SAR file for deployment. Isn't that proprietary ?

i think yes its proprietary for jboss.
and it is used to deploy mbean service.

it should contain jboss-service.xml as deployment descriptor in META-INF.

correct me if i am worng..

Won't Using SAR file make it unportable?

You'll need to write integration code for another app server to register your mbeans with the MBeanServer. That is true. It's not something I'd lose any sleep over.
